RICS Level 2 vs Level 3 Survey – Which One Do I Need?

Buying a home is one of the biggest financial commitments most of us will ever make, so it’s vital to understand exactly what you’re buying. A RICS Home Survey provides that peace of mind but many people aren’t sure whether they need a Level 2 or Level 3 inspection.
Both surveys follow the Royal Institution of Chartered Surveyors (RICS) Home Survey Standards, but the key difference lies in the level of detail.
A RICS Level 2 Survey (previously known as a HomeBuyer Report) is ideal for relatively modern or conventional homes built with traditional materials and in reasonable condition. It gives an overview of the property’s construction and highlights any visible defects or urgent issues, such as damp, roof problems, or structural movement. It’s designed to give you confidence that there are no significant hidden concerns before you buy.
A RICS Level 3 Survey (previously called a Building Survey) is far more detailed. It’s recommended for older, larger or altered properties, or those in poor condition. The inspection is more comprehensive, often including roof spaces, cellars and concealed areas where accessible, with detailed advice on the likely cause of defects and what further investigation or repair may be needed.
